Before You Apply
To help make the application process as smooth as possible, please have the following available:
- Government-issued photo ID
- Social Security Number or ITIN (if applicable)
- Income documentation
- Current and previous landlord information
- Employer information
- Funds for the application fee
- Information for all household members
Affordable housing applicants may need to provide additional documentation.
Leasing

Tours can be scheduled online or by contacting the leasing office.

Affordable Housing

Yes. Phase 1 participates in the Low-Income Housing Tax Credit (LIHTC/Section 42) Program. Income limits apply. Phase 2 is not a LIHTC property but is reserved for households earning no more than 80% of Area Median Income (AMI).

Eligibility is based on household size, annual household income, and program requirements. Our leasing team is happy to help determine which apartment homes you may qualify for.

Applicants may need to provide pay stubs, tax returns, bank statements, employment verification, benefit statements, and other income documentation as part of the application and income verification process.

Yes. Housing Choice Vouchers and other qualifying rental assistance programs are welcome, subject to program requirements and apartment availability.

Yes, but eligibility depends on which phase of the community you are applying to.
- Phase 1 (LIHTC Affordable Housing): Federal LIHTC regulations generally do not permit households consisting entirely of full-time students unless they qualify for one of the limited exceptions established by the program. If anyone in your household is a full-time student, please contact the leasing office before applying.
- Phase 2 (80% AMI Workforce Housing): Full-time students are welcome to apply. Applications are reviewed in accordance with the community’s income requirements, screening criteria, and standard approval process.
Please note: Completing an application does not guarantee approval or apartment availability. All applicants must meet the community’s income, eligibility, and screening requirements, and apartments are offered based on availability and program guidelines.

Yes. Credit, criminal background, rental history, and income verification are included.

Yes. All residents must maintain renter’s insurance throughout the lease with a minimum of $100,000 in personal liability coverage. Proof of insurance is required before move-in. The property’s insurance does not cover your personal belongings.

Pets

A maximum of two pets are permitted per apartment.
One-Time Pet Fee
- First Pet: $300

Breed restrictions apply. Service animals and approved assistance animals are accommodated in accordance with Fair Housing laws.
Utilities

Utility responsibilities vary depending on which phase of The Lookout you live in.
Phase 1 (LIHTC Affordable Housing)
Residents are responsible for:
- Establishing and paying for electricity through NorthWestern Energy.
- However, residents receive a reduction to their rent based on the pre-established utility reimbursements. Your leasing representative can review these amounts with you.
Water, sewer, and trash service are included in your monthly rent.
Phase 2 (80% AMI Housing)
Residents are responsible for:
- Establishing and paying for electricity through NorthWestern Energy.
- Paying a flat monthly utility reimbursement fee to the property for water, sewer, and trash service.
Your leasing representative will review all utility responsibilities and applicable monthly charges with you before you sign your lease.
Parking
Resident parking is available. Reserved parking options may be available for an additional fee. Limited guest parking is available.

Move-In
Keys are provided after all lease documents are signed and required funds have been received.
Before receiving keys, residents must:
- Provide government-issued photo ID
- Provide proof of renter’s insurance with at least $100,000 personal liability coverage
- Pay all required move-in costs
- Establish a NorthWestern Energy account (if applicable)
- Complete required affordable housing documentation
Maintenance
Routine maintenance requests may be submitted through the resident portal or leasing office.
Emergency maintenance is available 24 hours a day for issues such as no heat, major plumbing leaks, loss of water, electrical hazards, or fire/smoke hazards.
Community Policies
The Lookout is a smoke-free community. Short-term rentals (Airbnb/VRBO) are not permitted. Please contact the leasing office regarding grills, balconies, and other community policies.
Move-Out
Written notice is required as outlined in the lease. Security deposits are returned in accordance with Montana law, less any applicable deductions.
